Step 5: Having Inspections Done on the Home
When you purchase a home, it is important to have it inspected to avoid expensive problems after closing. Here are some of the inspections you may want to consider:
Building Inspection The basic home inspection is called different things in different areas! This inspection is to make sure that the home has no hidden defects that could cause you problem. It is not to make an older home like new!
Wood Destroying Organism Inspection This is normally referred to as a "Termite Inspection", this inspection really covers any insect (termites, carpenter bees, etc.) or organism (ie, wet rot, dry rot, fungus, etc) that can destroy wood in a home.
Environmental Inspections There are many different environmental issues that may concern you....from radon to mold....and a lot more.
Well Water, Septic and Sewer Inspections
This is not a comprehensive list because each home and situation is different! To avoid surprises, sellers may want to have some inspections done before they start to sell their home so they can make repairs BEFORE a contract is written.
