Home Buying News!

If you haven’t owned a home in the past 3 years, then you are a “First Time Home Buyer”, according to the Housing and Economic Recovery Act of 2008 passed Congress recently.

This Act has some features that make this the best time to buy a home. 

#1.  The Federal Government wants you to buy a home!   The Act gives a tax credit of up to $7,500 for “First Time Home Buyers”.  This is NOT a deduction, but it is a direct tax credit that reduces the amount of taxes owed, dollar for dollar.  There are income limits, but many “First Time Home Buyers” should receive a very nice tax refund.

#2.  Here is the bad news for those who wait to buy!  After October 1, 2008, there will be no more Down Payment Assistance Money allowed.  There is a new bill that is trying to bring it back in a limited form, but the chances of it passing are unknown.  If you don’t have enough money for a 3% to 3.5% down payment, you could be cut out completely from buying a home until you get the down payment.

There are other factors outside of the bill that also make this a great time to buy:

#1.  Home prices in the St. Louis area have dropped to the levels of 2006 or 2005.  We don’t have a crystal ball, so we don’t have any idea what the lowest prices will be, or when the recovery will start.  I personally don’t think it is far away.  But if you are waiting for the “bottom”, you will miss it.  No one will know the bottom has been reached until recovery has started.  Those who wait will probably get their home for the same price those who buy now will get it.

#2.  Even though the loan qualifying standards have changed, the interest rates are still low.    If prices for everyday items and food keep going up, the “Fed” will declare the economy to be in inflationary times.  To combat that the “Fed” will start raising interest rates as they did in the late 1970’s and early 1980’s.  I got my real estate license in 1981 and believe me, if that happens; you will have to buy a much smaller and cheaper home for the same amount of payment.
